Promoting Your Home Online Amidst Social Distancing

Virtual Home Tours & Open Houses - Cutler Real Estate

With stay-at-home directives and social distancing in place, the real estate market needs to get creative with facilitating the buying and selling of homes. Cutler Real Estate is doing just that by offering virtual open houses that allow sellers to showcase their properties online and enable buyers to get an inside look at homes for sale—all while complying with efforts to slow the spread of COVID-19.

What Is a Virtual Showing?

Our Realtors now have the ability to offer a "Tour via Video Chat" request option to your online listing. Buyers are afforded the convenience of choosing a date and time to view the home via Skype, Zoom, Google Duo, or WhatsApp. Once the request is submitted, the Realtor will contact the interested buyer to confirm the virtual showing.

At the appointed time, the Realtor will connect with the interested buyers via their preferred video app and provide them with a tour of the home and property in real time. This method allows all interested parties to maintain social distancing, while still giving buyers a detailed look at the home.

What Is a Virtual Open House?

A virtual open house essentially moves a traditional, in-person open house online. Your Realtor captures your property and home interior via video, then promotes that video presentation via Facebook or YouTube.

This format allows your Realtor to showcase the best features of not just your home but your property and neighborhood as well. The video presentation can highlight street views, an open-concept layout, a finished basement, and a remodeled kitchen. Your virtual tour can also shine a spotlight on sought-after outdoor areas, such as a pool, outbuilding, or patio.

Virtual open houses also offer buyers and sellers convenience. For sellers, your Realtor can schedule a video session at your convenience with minimal, if any, social contact. In turn, homebuyers can watch a virtual open house when it premieres on Facebook or YouTube, or they can choose to watch it online at a later time.

How Is My Virtual Open House Promoted Online?

The next step is promoting your virtual open house, and this is where Facebook and YouTube come into play. Your Realtor will prepare a 15- to 20-minute presentation from video footage of your property, then upload it to either YouTube or Facebook. Both platforms utilize "premiere" features to allow for the scheduling of a video "go-live" date.

Once added to YouTube, your virtual open house will feature a countdown to the premiere of the video. Your Realtor will then promote the virtual open house via Facebook and other social media platforms to generate interest in the event. Premiering the virtual open house video on Facebook is similar and allows your Realtor to easily promote the video presentation to a targeted audience.

Once a virtual open house video is uploaded, your home's listing page will feature a virtual open house link at the top in red, further showcasing the upcoming presentation.

During the premiere of the virtual open house video on YouTube or Facebook, your Realtor will have the opportunity to interact with commenters in real time, answering any questions they have on your home. How Should I Get My Home Ready?

Just as you would with an in-person open house or showing, you should thoroughly clean your home from top to bottom, including areas such as closets, pantry, and laundry room. A virtual open house includes all aspects of your property, so you'll need to make sure the outside looks as spotless as the inside.

A virtual open house video provides your Realtor with a way to focus on the "wow" factor your home offers. Whether it's a great home office or an updated kitchen, be sure to spend extra time preparing those areas.

Once everything is video ready inside and out, use this checklist on the day of the video shoot:


  • Turn on all lighting, including under-cabinet lighting in the kitchen.
  • Make sure televisions are turned off, and cords are out of sight.
  • Open curtains to let in natural light.
  • Pull blinds to the same height.
  • Do one last sweep around the house to clear away any clutter.


  • Limit seasonal decorations.
  • Ensure any outdoor furniture is clean.
  • Put the trash can out of sight.
  • Pull any stray weeds.

Luck of the Irish and Other Ways to Bring Good Luck for Home Sellers!

Good Luck for Home Sellers Want to boost the chances of your house selling quickly? Most Realtors will tell you the best way to do so is price your home appropriately. But it can be fun to go the extra mile and try to boost your luck with superstitions that have been passed down over the years. St. Joseph Statue The St. Joe's statue ranks as one of the most pervasive real estate good luck charms. Legend has it that burying a small statue of the patron saint of carpenters upside down in the lawn or garden of the home—while also saying a daily prayer— will help sellers move their home quickly and at a good price. The tactic is popular among Catholics and non-Catholics alike. Citrine Stones Other sellers turn to crystals for help with selling. Also known as "The Merchant's Stone," citrine is a golden-hued crystal rumored to attract good fortune to the people around it. Try placing a few citrine stones in a decorative bowl. Feng Shui Increase your home's positivity using traditional feng shui techniques. Energy enters through the front door, so start by perking up the front entrance with new paint, a new welcome mat and a few plants. Make sure the main foyer is as open and spacious as possible, as well—buyers will often make a decision the moment they step inside the house. Numerology Legend has it that luck in real estate comes from the last non-zero digit of the sale price. And according to Chinese numerology, the number 8 is considered to be lucky (while the number 4 is unlucky!). Therefore, consider listing your home for a price of, say, $178,000 or $308,000—and stay away from anything involving a 4! Smudging Some sellers swear by clearing out any negative energy that may be preventing buyers from falling in love with your home. To do so, purchase a smudging stick made of dried sage, found online or at spiritual shops. To complete the smudging ceremony, open a window to allow the negative energy to exit, then light the sage on fire, blow out the flames, and carry the smoking sage into each room in the house. Spring Cleaning Spring-cleaning often means deep, thorough cleaning from top to bottom – including everything in-between. As you prepare your home to sell, regardless of the season, think spring-cleaning on caffeine.  Before you get started, go room-to-room and make a list of everything needed for the space. Getting organized first may minimize the stress of the project and keep you focused. Here are five areas to get you started on your deep cleaning, sparkle project: Start with the outer shell Wipe down the walls, dust the woodwork and blinds, make the windows sparkle and wash the draperies.   Let there be light Clean the light fixtures and change the bulbs. A well-lit space is important for open houses and showings. Sweep, mop and shine the floors This step will be needed almost daily throughout the listing process. Taking the time to do a thorough cleaning before the listing will make the daily task routine once your home is listed for sale. Purge and remove the clutter Out with the old!  If you haven't worn it in the last year, donate it. If you haven't cooked with it in the last year, box it up and give it to a soup kitchen. Work on one room at a time Complete one area before tackling the next one. Seeing progress and feeling accomplishment one room at a time will provide the motivation to keep going. Home Staging Finishing Touches You know the drill. You have listed your home for sale and now it's time to stage and beautify the rooms to attract a buyer to make an offer. After much of the de-cluttering process and organizing has been completed, you need to make your home feel warm and inviting for open houses and showings. These simple floral projects will put the finishing touches on your staging process and draw buyers into your home. Spruce Up The Entry First impressions are everything, so start with your front door. For as little as $10 and a little hot glue, you can craft an inviting, seasonal wreath that will welcome your guests to their future home. Roll Out The Welcome Mat In your entryway, pick up a neutral rug and showcase it with a green, hardy houseplant, such as an Areca Palm or Peace Lily. Set Up the Dining Room for a Celebration Set the table and include a silk floral centerpiece that complements the rest of the dining room décor. Help your buyers imagine hosting their family and friends for the next holiday. Sprinkle Life All Around Add small living plants and flowers all around your home. In the bathrooms, add a small succulent or single bud vase to display a colorful daisy or carnation. In the kitchen, place a small ivy plant in the windowsill. Adding little elements of living things around the home will be noticed. Arrange a Decorative Vignette Make it cozy and inviting!
