Also known as the narcissus, the daffodil has been a symbol of rebirth for thousands of years because it's one of the first flowers seen every spring.

Realtor Jim Camp of Cutler Real Estate wanted to find a way to honor the nearly 800,000 Americans who have perished due to the COVID-19 pandemic. That figure includes nearly 27,000 Ohioans. Virtually everyone has a friend, neighbor, or family member who has suffered.

Jim is well known as a team player. He believes it's important to come together to tackle big challenges. It's just as crucial to remember our past and where we've come from. As the holiday season arrives, so many people will be thinking about those they've lost. Jim wanted to do his part for their memory.

Jim, the son of a broker, was licensed in Philadelphia at age 18. He settled in Ohio soon afterward and first held his Ohio brokerage license in 1978. Since then, he has had the opportunity to touch the lives of thousands of families and had received heartbreaking news from many people throughout 2020-2021.

To recognize the hard work of frontline workers as well as those lost from Northeast Ohio to Columbus to Cincinnati and beyond, Jim proposed the "Daffodils Across Ohio" service project. The goal was simple: Gather enough daffodils so they could be planted and provide new life all throughout Ohio.

The Buckeye State will now bloom with thousands of daffodils thanks to Jim and his colleagues.

Collecting More Than 14,000 Daffodils

Jim's vision was quickly embraced by his team at Cutler Real Estate. But everyone knew they had to go beyond their own office, even their own network, to make the biggest impact possible. Word spread quickly from Cutler Real Estate through Ohio's community of REALTORS.

All in all, Realtors purchased and planted more than 14,000 daffodil bulbs.

In late November, a donation of 500 bulbs was received at Ohio's statehouse in a grand ceremony. Gov. Mike DeWine, Sen. Jay Hottinger, and a variety of other community figures accepted the donation on behalf of state residents. Jim noted that his idea was inspired by Gov. DeWine's 2019 inauguration speech, where he related that his father, then battling cancer, encouraged his children to plant daffodils in the fall so they would remember him in the spring.

In 2020, Jim received the Mary L. Pollock Lifetime Achievement Award for his decades of tireless service to the real estate profession. "Daffodils Across Ohio" is poised to become another important part of his legacy. It also speaks to the dedication, camaraderie, and community spirit of Ohio's REALTORS®.

Ohio REALTORS® President Seth Task noted that the response of the state's real estate professionals to "Daffodils Across Ohio" was "remarkable." He also thanked Jim for his unique contributions, saying, "each spring, hundreds of daffodils will emerge across the grounds of our beautiful Statehouse." This would serve" as a reminder of our loss and tribute to the can-do spirit of the first-responders and health care professionals."

Cutler Real Estate's own Dominic Fonte shared his insight in a recent REAL Pros 20 Minute Webinar Series by REAL Trends discussing today's ever-evolving real estate environment.

Fonte was joined by REAL Trends Vice President Scott Wright, William Coin of Beverly-Hanks REALTORS®, and Wendy Moore of Berkshire Hathaway HomeServices Drysdale Properties in an effort to highlight how successful agents are adjusting to the current business climate.

REAL Trends provides brokerage services such as consulting, valuations, mergers and acquisitions, and business planning. Brokerages and agents alike look to REAL Trends as a source for news, analysis, and information on the residential brokerage industry. The weekly Trendsetters Agent Panel is just one more way REAL Trends is helping those in the industry move their businesses forward.

Importance of Video

Wright asked how agents like Fonte have stayed connected to clients through the COVID-19 health crisis. Fonte said he continues to have success with email videos as a means of keeping in touch with clients, even if they don't plan to buy or sell a home right now.

"Video's huge," he said. "I think when people have a traumatic experience like 9/11, or 2008, or the Gulf War, or what's happening now, it's not our normal lifestyle, and everyone's freaked out … but the old-timers we keep plugging away.

"How I stay connected is instead of doing email, I do email videos, and I make sure I'm reaching out to them," he continues. "Not necessarily if they want to buy or sell, although if they want to of course we'll help them do that. But just educating them, seeing how they're doing, see how their families are, are they getting their yard work done. Just to try to be there and just provide what's really happening from our perspective if they are in the market, how do they do that in a safe manner."

Preparing for a Rebound

With the country beginning to open up again following the shutdown in many states, Wright asked how agents are preparing for a rebound in the market. For Fonte, it's a matter of top-of-mind awareness and reassuring buyers and sellers.

"It's just a matter of educating people like how we're doing showings," Fonte explained. "If you're not willing to want to go out, we understand that, but if you do have to go out—say your mom has to go in a nursing home and you have to sell her home, how do you do that in a safe manner? Or if you're relocating out of state because you have to take another job. They can't wait for the coronavirus.

"I try to reassure them that if you are in a position where you have to do something, I'm here for you," he continues, "and here are the three or four things we're doing as far as protections, not overlapping showings, and how we also do the virtual walk-through."

Consistent Communication

While no one can be totally prepared for an event such as a global health pandemic, seasoned agents know what it takes to keep their businesses moving forward. For Fonte, that means consistently staying in touch with the database of customers.

"You want to make sure you don't just have a real estate experience with them and forget them," he explains. "You want them on a plan, an action plan, a workflow. I find the quickest way to do it is by video because I can blast out 80 short videos in an hour or so because you're not really stuck on the phone. Then if it's an older person or if it's someone who doesn't use email, you can use texting, and you can also make a phone call. Many times, people don't answer live, you can just leave them something short and sweet and compelling, to let them know you're thinking of them."

Wright also asked how each agent has, and continues to deal with, the stress of the health crisis, and Fonte was quick to point out that adapting is the best way to approach such an event.

"We have great bike trails and walking trails," he said. "I have a hybrid bike so I can go 15 miles and then on the way back, I can cheat a little bit. I'm all about nature, birds singing, and having a little bit of fun.

"So, it just helps you recharge your batteries and remember, all this hard work we do, what's it's really about?" he concludes. "I'm not cursing the wind, I'm adjusting my sails."

With stay-at-home directives and social distancing in place, the real estate market needs to get creative with facilitating the buying and selling of homes. Cutler Real Estate is doing just that by offering virtual open houses that allow sellers to showcase their properties online and enable buyers to get an inside look at homes for sale—all while complying with efforts to slow the spread of COVID-19.

What Is a Virtual Showing?

Our Realtors now have the ability to offer a "Tour via Video Chat" request option to your online listing. Buyers are afforded the convenience of choosing a date and time to view the home via Skype, Zoom, Google Duo, or WhatsApp. Once the request is submitted, the Realtor will contact the interested buyer to confirm the virtual showing.

At the appointed time, the Realtor will connect with the interested buyers via their preferred video app and provide them with a tour of the home and property in real time. This method allows all interested parties to maintain social distancing, while still giving buyers a detailed look at the home.

What Is a Virtual Open House?

A virtual open house essentially moves a traditional, in-person open house online. Your Realtor captures your property and home interior via video, then promotes that video presentation via Facebook or YouTube.

This format allows your Realtor to showcase the best features of not just your home but your property and neighborhood as well. The video presentation can highlight street views, an open-concept layout, a finished basement, and a remodeled kitchen. Your virtual tour can also shine a spotlight on sought-after outdoor areas, such as a pool, outbuilding, or patio.

Virtual open houses also offer buyers and sellers convenience. For sellers, your Realtor can schedule a video session at your convenience with minimal, if any, social contact. In turn, homebuyers can watch a virtual open house when it premieres on Facebook or YouTube, or they can choose to watch it online at a later time.

How Is My Virtual Open House Promoted Online?

The next step is promoting your virtual open house, and this is where Facebook and YouTube come into play. Your Realtor will prepare a 15- to 20-minute presentation from video footage of your property, then upload it to either YouTube or Facebook. Both platforms utilize "premiere" features to allow for the scheduling of a video "go-live" date.

Once added to YouTube, your virtual open house will feature a countdown to the premiere of the video. Your Realtor will then promote the virtual open house via Facebook and other social media platforms to generate interest in the event. Premiering the virtual open house video on Facebook is similar and allows your Realtor to easily promote the video presentation to a targeted audience.

Once a virtual open house video is uploaded, your home's listing page will feature a virtual open house link at the top in red, further showcasing the upcoming presentation.

During the premiere of the virtual open house video on YouTube or Facebook, your Realtor will have the opportunity to interact with commenters in real time, answering any questions they have on your home. Potential buyers will appreciate the ability to communicate with the Realtor, as well as the opportunity to see a property without leaving their home.

How Should I Get My Home Ready?

Just as you would with an in-person open house or showing, you should thoroughly clean your home from top to bottom, including areas such as closets, pantry, and laundry room. A virtual open house includes all aspects of your property, so you'll need to make sure the outside looks as spotless as the inside.

A virtual open house video provides your Realtor with a way to focus on the "wow" factor your home offers. Whether it's a great home office or an updated kitchen, be sure to spend extra time preparing those areas.

Once everything is video ready inside and out, use this checklist on the day of the video shoot:

Interior

• Turn on all lighting, including under-cabinet lighting in the kitchen.
• Make sure televisions are turned off, and cords are out of sight.
• Open curtains to let in natural light.
• Pull blinds to the same height.
• Do one last sweep around the house to clear away any clutter.

Exterior

• Limit seasonal decorations.
• Ensure any outdoor furniture is clean.
• Put the trash can out of sight.
• Pull any stray weeds.
• Park vehicles away from the house to clear the driveway and garage.

Much of the news these past few weeks has been regarding the unfortunate events and circumstances caused by COVID-19. Day-by-day and hour-by-hour, news is changing on how to best address the COVID-19 matter.

As your trusted Realtor, I'll stick to real estate and defer to experts like the CDC for how to best address your health and safety. I don't want to minimize the effect this current situation has on other aspects of life, but I wanted to offer some insights and reassurance regarding my area of experience – real estate.

You might be worried about your home's value at this time of economic upheaval. That's understandable and completely valid. The good news is that for most homeowners, the best course of action, as well as the easiest, is to do absolutely nothing. Just sit tight, be thankful that you have a nice place to gather with your loved ones, work from home, or even self-quarantine if needed. At times like this, it becomes abundantly clear that your home is so much more than just an investment.

Fortunately, real estate has historically proven to be a relatively stable and sound investment in times of crisis. For example, Dr. Marci Rossell, a leading economist who specializes in real estate, noted that the housing markets remained stable in the aftermath of 9/11.

In the days and weeks following 9/11, there was a real sense of panic and uncertainty. Airlines completely shut down, conferences and events were canceled, oil and stock prices became hyper-volatile, and news stories predicted economic activity could grind to a halt for quarters if not years. Sound familiar?

Fortunately, the shock that 9/11 delivered to the world economy was short-lived. It was a classic V-shaped economic deceleration characterized by a rapid decline followed by a rapid recovery. Housing markets were the least impacted by 9/11. Unlike the stock and bond markets, real estate markets move very slowly. At a time of economic uncertainty and volatility, based on past events it's a pretty safe bet that real estate will remain a bastion of stability.

Buying a home is both an exhilarating and stressful experience—whether you're a real estate aficionado or are delving into the home buying process for the first time. But with the right support system and a little help from some trusted professionals, you'll be settling in to your dream home before you know it!  To help you through the home buying process, we created a first-time home buyer's guide. This guide will break down the steps of buying a home so you can start the process feeling completely prepared. From figuring out your budget to finally being handed the keys—we've got some helpful tips for you right here!   

First Steps:

1.) Ask yourself: "Is it really time for me to buy a home?" 

Before you even start looking, it's important to consider why you want to buy a home. Because you've heard that renting costs more than mortgage payments? Or maybe because you are planning on living in the area for a longer period of time? By taking a moment to consider why you want to buy a home will allow you to narrow down your wishlist and will help you make important decisions down the road.   

2.) Start saving early 

While you may have heard that you'll be required to put 20 percent down on a home, many lenders will now permit much less, with some first-time homebuyer programs allowing as little as 3 percent down. Before you embark on your home search, we recommend sitting down with a mortgage agent to help determine your buying power. They'll be able to help you figure out what you can afford and how much you should put towards a down payment. They can also help you get pre-approved for a mortgage, which will put you at a massive advantage when submitting an offer on a home.  

3.) Define your goals

Break out the yellow notepad and make a list of all your wants and needs! What is it that your dream home absolutely has to have and what are the things that you could live without? Some examples include: how many bedrooms you need, what neighborhood you would like to live in, and how much work you want to put into your new home. Knowing your preferences before going into your official home search will help you narrow down the list of prospective homes.   

4.) Pick an agent

Buying a home, especially for the first time, can be an incredibly stressful experience. To help you through the process, you'll want a Cutler Real Estate professional by your side! Finding Your Dream Home 

1.) The Search

At this point in the process, you and your Cutler agent will start touring homes around the area. During this time, make sure to take advantage of one of our many helpful, home search tools. Use our Map Search Tool to easily find homes that fall within your specific criteria in a specific area. And create a free account with Cutler Real Estate to get real-time property alerts sent directly to your inbox, save searches, and find your favorite properties at home or on the go.   

2.) Stick to your budget 

When you find a home that you love, it might be tempting to put in a high-priced offer that's sure to win. But don't spread yourself too thin—stick to your budget to avoid a mortgage payment you can't afford. Remember that you made a budget for a reason and try to let that home go. We know it's hard.   

3.) Making an offer

Finally, you've found "The One". It's within your budget and has everything you've been looking for. Now it's time to make an offer. Your agent will help you negotiate a fair offer based on the value of comparable homes in the area. They will be with you every step of the way as a liaison between you and the seller's agent and can answer any questions you may have during the process. If your offer is accepted by the seller, you'll officially be under contract!   

4.) Breathe

After you've signed your name on the dotted line, you'll go into the due diligence period before you officially close on your home. During this time, you're likely freaking out—that's okay! You've made a huge, life-changing decision and you're completely allowed to panic. Just breathe. And remember that buying a home is a valuable long-term investment.  

Closing 

You've made it! Closing day is finally here. This is the final step of your home-buying journey. Closing is the official transfer of ownership from the seller to the buyer. At closing, you'll sign your mortgage paperwork and solidify your purchase. From there, you'll be handed the keys and can break out the champagne because you're officially a homeowner! Congratulations!

The following are essential tools that every homeowner needs 1. Flashlight Tackling home repairs that occur in dark spaces is nearly impossible without the use of a flashlight. It's also good to have a headlamp for those repairs needing two hands in a darker area.   2. Screwdrivers A well-stocked toolkit must have, at the very least, multiple sizes of Phillips and Flathead screwdrivers to match every need. Allen Wrench For all the Ikea/assemble-it-yourself furniture shoppers out there, an Allen wrench is a necessary buy. Driving bolts and screws with hexagonal sockets will be much easier with this literal all-in-one tool. 7. Power Drill Surprisingly, a power drill is one of the most used household tools—especially a cordless power drill. From making big holes to mixing paint to driving screws and bolts, this tool is essentially a jack-of-all-trades. 8. Electrical Cord Many projects require corded tools and devices but a lot of these don't have long enough cables to reach an electrical outlet. The tactic is popular among Catholics and non-Catholics alike. Citrine Stones Other sellers turn to crystals for help with selling. Also known as "The Merchant's Stone," citrine is a golden-hued crystal rumored to attract good fortune to the people around it. Try placing a few citrine stones in a decorative bowl. Feng Shui Increase your home's positivity using traditional feng shui techniques. Energy enters through the front door, so start by perking up the front entrance with new paint, a new welcome mat and a few plants. Make sure the main foyer is as open and spacious as possible, as well—buyers will often make a decision the moment they step inside the house. Numerology Legend has it that luck in real estate comes from the last non-zero digit of the sale price. And according to Chinese numerology, the number 8 is considered to be lucky (while the number 4 is unlucky!). Therefore, consider listing your home for a price of, say, $178,000 or $308,000—and stay away from anything involving a 4! Smudging Some sellers swear by clearing out any negative energy that may be preventing buyers from falling in love with your home. To do so, purchase a smudging stick made of dried sage, found online or at spiritual shops. To complete the smudging ceremony, open a window to allow the negative energy to exit, then light the sage on fire, blow out the flames, and carry the smoking sage into each room in the house. Of course, we recommend a marketing strategy and plan organized by a Cutler Realtor, but a little luck is always welcome. :)

Andy Camp, 43, joined Cutler Real Estate in 2001 in a recruiting position.  He has continued to take on more responsibilities with management positions in the company's Fairlawn, Stow and Canton offices.  Camp was named General Manager in 2012 and has led the firms aggressive statewide expansion into Central Ohio, Greater Cincinnati, Northern Kentucky and the west suburbs of Cleveland.

The President's office in the company had intentionally been left vacant since the untimely passing of the company's thirty year plus President, Jim Bray, in 2015.

Ribbon Cutting at Stow "New Look" Celebration Following the trend of making 2017 the best year yet, Cutler set its sights on Stow as we continue the remodeling project of our offices in Northeast Ohio! Our Stow office celebrated earlier this month its "New Look"!  Realtors, Staff, Family, and Friends attended the celebration. Although the weather outside was cold and snowy, inside the office was filled with excitement, warm welcomes and hugs as guests were welcomed into a modern, open concept work space.   Realtor Work/Training Area!  Shirley Chimento, the Stow office manager, spent the evening in conversation with many visitors, excitedly talking about the much anticipated "new look" of the office. The renovation of this office started in Mid-December of 2016, since then a lot has changed. Most noticeably, there are no more cubicles to be found anywhere in this office. Now, Realtors are able to work together in an open, creative environment!  The Entrance of the Office The hors d'oeurves and desserts were provided by two local businesses in Stow Ohio. A delectable arrangement of stuffed mushrooms, grilled veggies and probably the best meatballs you'll ever eat were catered by family owned and operated, Kirbie's Meats and Catering. And please, do not even get us started on the desserts provided by Custom Cake Creations! Mini cupcakes, sugar cookies, lemon tarts, snickerdoodles satisfied even the sweetest of sweet tooth! Home insurance and home warranties are similar, but they are not the same. Both provide some sort of coverage for an unexpected event, but coverage and claims are different between the two. For first-time homebuyers the process of buying your first home can be overwhelming and confusing. It is important to educate yourself and communicate your questions or concerns with your real estate professional. One key factor in owning your first home is to understand the difference between a home warranty and home insurance. According to HSA Home Warranty, "a home warranty is a one-year contractual guarantee that should certain appliances or mechanical systems fail due to normal wear and tear during the coverage period, those items will be repaired or replaced, subject to a small deductible."  A home warranty is in place for the first twelve months after closing. On the other hand, home insurance provides coverage due to unexpected catastrophes, such as earthquakes, windstorms, fires and more. It also provides protection for loss of property from theft, including everything from jewelry to electronics. There is no question as to the need for home insurance as your mortgage lender will require you to purchase a policy and have it in place on the day of closing.  It will be required as long as you have a mortgage on the property.  Further, if you were to purchase a home with cash, home insurance is strongly recommended to protect your investment. A home warranty isn't required to close or purchase a new home. However, it can provide peace of mind should the dishwasher or hot water heater break two months after closing. A new home comes with lots of opportunities and a lot of unknowns, so this type of coverage will provide breathing room should the unexpected happen and be a costly fix. In either case, for home warranties and home insurance, ask questions, understand the coverage you will have, and store the paperwork with your closing documents and house information so you have it handy if you need it. Hi I'm Clinton Jones with Cutler Real Estate at the Upper Arlington Office What drew you to the Real Estate industry? What made me decide to become a Realtor was after working in corporate America for over 12 years I got tired of wearing a suit and tie and being told what to do so therefore I got into Real Estate to be my own person, now I don't have to wear a suit and tie all the time I love wearing this suit but I hate wearing a tie. The other thing is working with clients I enjoy working with people and helping them find their dream home. What do you enjoy about working in Real Estate? What I enjoy about working in Real Estate is working with different people, everyday it's a different challenge. No two days are alike and you never get bored. Also when you're out searching for homes you'll come across that diamond in the rough, a building that's never been touched for years. And then you find the right buyer and turn it in to their dream home. What would you say to someone starting out in Real Estate? What I would say to someone first getting into Real Estate is to be patient, you're not gonna have the clients like a Realtor has that's been in the business for 20 plus years. It takes time. You have to understand that most Realtors takes over 3 years to build up their clientele and have a backup plan. Know what you're going to do when things are a little soft in the market, know what things you're gonna do when things are thriving in the market. Don't get overwhelmed, don't get stressed out, enjoy yourself. What's the most challenging thing you find in Real Estate? The largest challenge I've found in Real Estate today is all the technology that's used. When I first started in Real Estate over 15 years ago all you had was a telephone and a piece of paper to write everything down. Now, you have a smartphone, a tablet, your laptop, and about 15 apps to use. Not only do you know how to use them, but you have to show your client how to use all these apps and when to use them and when not to use them. That's what makes Real Estate challenging to me.  Why Cutler Real Estate? Earlier this month, with much excitement, we reopened our Kent office. We couldn't think of a better way to start off 2017, as we celebrate our 70^th Anniversary as a company. Ever heard of an ice dam? If you've experienced the home damage that can be caused by these wintertime hazards, you won't soon forget the term!

An ice dam is a hump of ice that forms at the edges of a roof, caused by snow and ice. Ice dams may be caused when the attic gets warm enough to melt the underside of a layer of snow on the roof. What happens next is water drips down the roof until it reaches the colder eaves, where it refreezes. Gradually, all that water grows into a mound of ice. Dams can also be caused by gutters that trap snow and ice, which can build up high enough to provide the foundation for an ice dam.

Icicles hanging from the edge of the roof are a good indication that an ice dam may be forming. Ice dams are more commonly found in older homes that lack proper insulation and ventilation.

Once they've formed, ice dams can cause plenty of property damage. As an ice dam grows bigger, melted water can back up behind it and seep underneath shingles, penetrating the roof. That water can drip down into the home, causing peeling paint, warped floors and sagging ceilings. If the ice jam becomes heavy enough it can fall, tearing down gutters and shingles along with it.

The best way to prevent ice dams from forming is preventing the roof from warming in the first place. To do so, add extra insulation in the attic and seal off any air leaks from the main living space. Cover unsealed attic hatches or whole-house fans with weather-stripped caps, and seal and insulate HVAC and exhaust ducts. Gutters should be cleaned in the fall so water, rain and melted snow can flow off properly. And after snowfalls of 6 inches or more, use a roof rake or shovel to remove snow that has accumulated on top of your home.
